1. Customers can book the purchase of a property of their choice, subject to availability of flats, shops, land plots, and commercial spaces.
2. The application form provided by the company must be accompanied by two copies of the applicant and two copies of the nominee, along with passport size photographs.
3. In case of one-time payment, the full amount will be paid and in case of installments, the down payment will be booked along with the next three installments, subject to the agreement of the relevant company with the applicant.
4. Purchase of land, plot, flat, commercial space, shop, one-time payment and installment payment as per various offers. After paying the down payment, the allotment cannot be cancelled. However, the buyer can apply to the company to sell it to another buyer. It should be noted that if it is sold to the next buyer, the allottee will have to change the ownership at the rate determined by the company per katha percentage unit.
5. The price of the flat, shop, land, plot, commercial space will be determined according to the price list determined by the company. It is noted that the company reserves the right to change the price list at any time, such as the price is determined in special offers at different times, but the price will not be changed under any circumstances after the purchase of any land, plot, flat, commercial space shop is booked.
6. All payments must be made through cash checks, bank down payments, pay orders in favor of the company concerned and a receipt must be received from the company.
7. Expatriate buyers can pay the price in the equivalent amount of foreign currency through TT or bank draft. The foreign currency will be converted at the exchange rate determined by the relevant scheduled bank at the time of receipt.
8. The project will be established by the concerned government agency at the initiative of the electricity and gas main connection line company. All the expenses related to this will be borne by each buyer at the rate determined by the company per Katha percentage unit. The buyer of the flat, shop, land, plot, commercial space will have to establish the above connection from the main line to his own land, plot, flat, commercial space, shop at his own expense.
9. The buyer will bear the stamp duty, registration, documentation charges and other charges related to the transfer and registration of flats, shops, land plots, commercial spaces. If the area of the land plot, flats, commercial spaces, shops is less or more, the price will be adjusted at the time of registration. The buyer will also have to bear the cost of constructing the plot boundary.
10. The buyer can use his actual flat, shop, land, plot, commercial space only for specific purposes and will be obliged to comply with the rules and regulations of the company's relevant departments and the government for all types of development activities.
11. According to the logic, flats, shops, land, plots, commercial spaces have to be transferred, but in case of delay in transfer due to political, natural or structural crises, the recipients will be obliged to comply with BD 6 Sub-rule A of the Private Residential Land Development Rules 2024.
12. In case of booking money or down payment, if any check is dishonored, the buyer will have to deposit the mentioned amount along with a penalty of five thousand taka within seven days of the notice sent by the company. If the buyer fails to pay it within the specified time, the allotment will be considered cancelled.
13. In case of purchase of land, plot, flat, commercial space, shop, if the payment mentioned in the booking form is not made within the date specified, the purchase booking will be considered cancelled.
14. If the number of the land plot, flat, commercial space, shop is changed due to changes or additions to the layout plan of the project by the relevant authority, RAJUK or the company, the buyer will be obliged to accept it in the greater interest of the project.
15. In the case of installments, if a buyer delays paying two consecutive installments, he can deposit the said installment along with a 10% monthly late fee. Section 4 on Section 14 of the Real Estate Development and Management Act 2010
16. In case of installments, if any buyer wants to sell the land plot, flat, commercial space, shop during the installment period or fails to pay the three installments, then the company reserves the right to cancel the allocation of the said flat, shop, land plot, commercial space. In accordance with Section 14, Sub-section 5 of the Real Estate Development and Management Act 2010, the said land plot, flat, commercial space, shop will be re-sold to the buyer for the company by the company after deducting the booking money and deducting a service charge at a specified rate from the remaining money and returning the remaining money.
17. If a buyer expresses his inability to take possession of the land, plot, flat, commercial space, shop after booking the purchase or does not contact within two months after taking possession, then the deposited amount will be considered forfeited.
18. In the case of flat, shop, land, plot, commercial space, booking of sale in installments and lump sum is not the best option.
